Lettings

In addition to the rent, there are a few other items that the tenants must budget for before entering into a tenancy agreement with Aylesford International.

  • BEFORE YOU MOVE IN -

Holding Deposit - 1 week's rent which reverts to being part of the 5 or 6weeks deposit when the contracts are signed.

This is to reserve a property. Please note: This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

  • FEES FOR ASSURED SHORTHOLD TENANCIES -

Deposit –

If the rent is under £50,000.00 per annum – Equivalent to 5 weeks deposit.

If the rent is between £50,000 - £100,000.00 per annum – Equivalent to 6 weeks deposit.

Deposits will be protected in the Tenancy Deposit Scheme and returned in accordance with the terms of your tenancy agreement. This covers damages or defaults on the part of the tenant during the tenancy.

Bank Reference Charge – should we need to obtain a bank reference; your bank may charge you this independently.

Amendment or variation of the contract – this includes a change of tenant or sharer in the property during the tenancy: £50 (inc VAT) however, if a new inventory must be carried out there may be an additional charge for this.

Early termination – should the tenant wish to leave the property early, they shall be liable to the landlord for the cost of re-letting the property, as well as the rent stated in the tenancy agreement, until the start date of the replacement tenancy.

Replacement of Keys or other security devices - If the loss results in locks needing to be changed, the actual costs of a lock smith, new lock and replacement keys for the Tenant, Landlord and any other person requiring keys will be charged to Tenant. (In emergencies the charge of £15 per hour (inc VAT) will apply for the time taken to replacing lost key(s) or device(s)).

Unpaid rent – interest is charged at 3% above the Bank of England base rate from the rent due date until paid in order to pursue non-payment of rent. Note: this will not be levied until the rent is more than 14 days in arrears.

  • FEES FOR COMMON LAW AND COMPANY TENANCY AGREEMENTS

Deposit – the equivalent to 6 weeks deposit (or 8 weeks for pets) which will be held by Aylesford International as a stakeholder. Reference fee payable per applicant £45 (plus VAT) £54 (inc VAT), Guarantor reference fee £45 (plus VAT) £54 (inc VAT) - if applicable. Tenancy agreement fee £150 (plus VAT) £180 (inc VAT), Renewal Lease Charge £75 (plus VAT) £90 (inc VAT).

Inventory check-in fee - dependent on the size of the property, but usually paid for by the Landlord unless two inventory clerks are instructed, in which case each party pays for their own clerk.

Throughout the tenancy there are other costs that must be covered on top of the rent. These also might include:

Utilities (Gas, Electricity, Water and telephone), Council Tax, TV Licence, Installation of Cable/Satellite and monthly subscription charges, Insurance (for your personal and own contents), Keeping the drains/gutters clear, Window Cleaning.

  • AT THE END OF THE TENANCY

To clean the property to the same standard as at the time of Check In.

Long Lets

Letting service including rent collection:

Sole agency: 10% (plus VAT)
12% (inc VAT)

Multiple agency: 11% (plus VAT)
13.2% (inc VAT)

Management service including letting service and rent collection:

Sole agency: 15% (plus VAT)
18% (inc VAT)

Multiple agency: 16% (plus VAT)
19.2% (inc VAT)

Tenancy agreement fee £300 (plus VAT) £360 (inc VAT) which is split equally between the Landlord and the Tenant (£150 plus VAT for each party ) (£180 inc VAT for each party) for Common Law and Company Contract. If Assured Shorthold Contract the Tenancy Agreement Fee is £180 including VAT (£150 plus VAT) which is to be paid for by the Landlord.

Renewal lease charge £150 (plus VAT) £180 (inc VAT) which is split equally between the landlord and the Tenant (£75 plus VAT / £90 inc VAT for each party) for Common Law and Company Contract. If Assured Shorthold Contract the renewal lease charge is £90 including VAT (£75 plus VAT) which is to be paid for by the Landlord. This commission will also be due on every tenancy renewal.

Short lets:
For short-term tenancies of three months or less our fees for the Letting Service (with or without Rent Collection) become payable at 18% of the total rent payable plus VAT 21.6% (inc VAT). If the property is also managed by us, our fee for both services is 23% (plus VAT) 27.6% (inc VAT) of the total rent received.

Management only:
If a property is not let by us, but the landlord instructs us to manage the letting of the property, our fees become payable at 5% (plus VAT) 6% (inc VAT) paid monthly or quarterly in advance.

Caretaking service:
Upon receipt of your written instructions we will conduct two scheduled visits per month to your property, during office hours between Monday and Friday. We will arrange payment of utility bills during this period as long as we are in sufficient funds to do so and you have made arrangements for those bills to be sent to us. The charge for this service is £200 (plus VAT) £240 (inc VAT) per month. If we are required to do any further visits or work in connecting with your property, then our hourly charge is £50 (plus VAT) £60 (inc VAT).

Additional Charges If Applicable:
Please note that the charges below do not include the actual test. Please request a quote for the work prior to proceeding:

  • Arrangement Fee for a gas safety check £50 (plus VAT) £60 (inc VAT)
  • Arrangement Fee for an electrical test£50 (plus VAT) £60 (inc VAT)
  • Arrangement Fee for a PAT test £50 (plus VAT) £60(inc VAT)
  • Arrangement Fee for a Legionnaires assessment test £50 (plus VAT) £60 (inc VAT)

 
Inventory make
The preparation of the inventory is paid for by the Landlord and the cost is usually based on an hourly rate submitted by the independent inventory clerk.

Inventory check in and check out
The inventory check-in is usually carried out at the time the inventory is prepared, so it would be included in the cost of the inventory make, unless a previous inventory report is being used.

The inventory check in is paid for by the Landlord (unless the Tenant instructs their own clerk, in which case, each party pays for their own) the inventory check out is paid for by the Tenant (unless the Tenant instructs their own clerk, in which case each party pays for their own) if a Common Law or Company Contract. If it is an Assure Shorthold Contract the Landlord will need to pay for the check-out report.

Deposits/Disputes: For Assured Shorthold tenancies
We register the deposit (held against any dilapidations) with the TDS (Tenancy Deposit Scheme), which is a Government-authorised Scheme.

If we manage your property, there is a charge of £100 (plus VAT) £120 (inc VAT), for holding the deposit and negotiating any disputes between the parties at the end of the tenancy. If required, we would forward the Deposit or any balance of it to the TDS if there is a dispute.

If we do not manage your property, there is a charge of £50 (plus VAT) £60 (inc VAT) for holding the deposit and either releasing it as instructed in writing by both parties at the end of the Tenancy; or passing it to the TDS at the end of the Tenancy, if you and the Tenant do not agree deductions. Should you require our assistance with the dilapidation claim, upon your written instructions, we can negotiate on your behalf and the fee for this service is £250 (plus VAT) £300 (inc VAT).

Deposits/Disputes for non-ASTs (Assured Shorthold Tenancy agreements)
For non-ASTs, the deposit is not covered under the Tenancy Deposit Scheme and if dilapidations are not agreed at the end of the tenancy, the Landlord may have to instruct solicitors (at their cost), or alternatively, an adjudicator to assist with the claim.

If we manage your property, there is a charge of £100 (plus VAT) £120 (inc VAT), for holding the deposit and negotiating any disputes between the parties at the end of the tenancy.

If we do not manage your property, there is a charge of £50 (plus VAT) £60 (inc VAT) for holding the deposit and releasing it as instructed in writing by both parties at the end of the Tenancy. Should you require our assistance with the dilapidation claim, upon your written instructions, we can negotiate on your behalf and the fee for this service is £250 (plus VAT) £300 (inc VAT).

Other Services
For managed properties, we aim to carry out 4 visits a year included in our fees. For non-managed properties and any additional property visits the charge is: £50 (plus VAT) £60 (inc VAT) per hour.

Arrangement Fee for works or refurbishment on non-managed properties: 10% (plus VAT) 12% (inc VAT) of net cost or £50 (plus VAT) £60 (inc VAT) per hour, whichever is greater.

Arrangement Fee for any other works for either managed or non-managed properties outside this fee structure: 10% (plus VAT) 12% (inc VAT) of net cost or £50 (plus VAT) £60 (inc VAT) per hour, whichever is the greater.

If we are required to attend court on your behalf: £200 (plus VAT) £240 (inc VAT) per hour + disbursements.

If you require us to send money to your overseas bank account, the bank charge £15 (not vatable)

If duplicate statements or invoices are requested by the Landlord an additional charge of £75 (plus VAT) £90 (inc VAT) will be payable.

If you are a UK non-resident, and not accepted into the Non-Resident Landlord Scheme, we shall make an administration charge of £250 (plus VAT) £300 (inc VAT) per annum for forwarding monies to HMRC and accounting to them on your behalf.

Any monies due from you to us not paid within 7 days of the due date, we will charge simple interest of 3% above the base rate of Barclays Bank PLC.

For properties let on full management service, we can assist making a claim on your building or house contents policy. For this we charge: £120 (plus VAT) £144 (inc VAT) for claims up to £2,000.00; 6% (plus VAT) 7.2% (inc VAT) for claims in excess of £2,000.00.
