In addition to the rent, there are a few other items that the tenants must budget for before entering into a tenancy agreement with Aylesford International.

  • BEFORE YOU MOVE IN -

Holding Deposit - 1 week's rent which reverts to being part of the 5 or 6weeks deposit when the contracts are signed.

This is to reserve a property. Please note: This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

  • FEES FOR ASSURED SHORTHOLD TENANCIES -

Deposit –

If the rent is under £50,000.00 per annum – Equivalent to 5 weeks deposit.

If the rent is between £50,000 - £100,000.00 per annum – Equivalent to 6 weeks deposit.

Deposits will be protected in the Tenancy Deposit Scheme and returned in accordance with the terms of your tenancy agreement. This covers damages or defaults on the part of the tenant during the tenancy.

Bank Reference Charge – should we need to obtain a bank reference; your bank may charge you this independently.

Amendment or variation of the contract – this includes a change of tenant or sharer in the property during the tenancy: £50 (inc VAT) however, if a new inventory must be carried out there may be an additional charge for this.

Early termination – should the tenant wish to leave the property early, they shall be liable to the landlord for the cost of re-letting the property, as well as the rent stated in the tenancy agreement, until the start date of the replacement tenancy.

Replacement of Keys or other security devices - If the loss results in locks needing to be changed, the actual costs of a lock smith, new lock and replacement keys for the Tenant, Landlord and any other person requiring keys will be charged to Tenant. (In emergencies the charge of £15 per hour (inc VAT) will apply for the time taken to replacing lost key(s) or device(s)).

Unpaid rent – interest is charged at 3% above the Bank of England base rate from the rent due date until paid in order to pursue non-payment of rent. Note: this will not be levied until the rent is more than 14 days in arrears.

  • FEES FOR COMMON LAW AND COMPANY TENANCY AGREEMENTS

Deposit – the equivalent to 6 weeks deposit (or 8 weeks for pets) which will be held by Aylesford International as a stakeholder. Reference fee payable per applicant £45 (plus VAT) £54 (inc VAT), Guarantor reference fee £45 (plus VAT) £54 (inc VAT) - if applicable. Tenancy agreement fee £150 (plus VAT) £180 (inc VAT), Renewal Lease Charge £75 (plus VAT) £90 (inc VAT).

Inventory check-in fee - dependent on the size of the property, but usually paid for by the Landlord unless two inventory clerks are instructed, in which case each party pays for their own clerk.

Utilities (Gas, Electricity, Water and telephone), Council Tax, TV Licence, Installation of Cable/Satellite and monthly subscription charges, Insurance (for your personal and own contents), Keeping the drains/gutters clear, Window Cleaning.

  • AT THE END OF THE TENANCY

To clean the property to the same standard as at the time of Check In.
