Riad Ksiba

Riad Ksiba's position in the heart of the kasbah provides magnificent views over the snow-capped peaks of the Atlas Mountains. It is only a short walk from the sixteenth-century Saadian tombs and alleyways of the medina. All the furniture and office / kitchen equipment is included in the sale price.

Riad Ksiba is a traditional Marrakech house built around a central courtyard (riad).

The house was bought in 2002 and 2 years of restoration followed using traditional Moroccan skills and materials and reflecting a mixture of European and Moroccan styles. The project was designed and supervised throughout by the distinguished Moroccan architect Najib Tabiai.

The house has 3 floors as follows:-
Ground floor, 3 bedrooms ensuite, toilet, kitchen, laundry and 'bhou'.

Currently we run as a small Maison d'hôtes (guest house) with just 6 bedrooms, one twin, two doubles and three suites. Each room is individually decorated and has been named after a Moroccan writer. They have their own seating areas and private bath or shower rooms. 'Nizar' also has a private terrace.

Shared space in the riad includes the kitchen, salon d'hiver (winter living room) with an open fire; the bhou (open living room); plus the courtyard and the terrace where we have sunloungers and a tent.

We have a plunge pool, 2 x 2m, 1m deep.

All rooms have individually controlled air-conditioning units.

The riad is in the south of the medina, very close to the city walls and the gate, Bab Ksiba. It is situated at the southern end of Rue de la Kasbah. We are 10 minutes to the airport (Marrakech Menara).

A double room (approx. 6.3 x 2.5m excluding bathroom) with sitting area and shower room with toilet and wash basin.
Room 3, Motanabi
A double room (approx. 4.5 x 2.50m excluding bathroom) with and shower room with toilet and wash basin.
Room 4, Adonis
A suite with king-size bed (approx. 6.3 x 2.7m excluding bathroom) with sitting area and shower room with toilet and wash basin.
Room 5, Jahid
A suite with king-size bed (approx. 7.0 x 2.7m excluding bathroom) with sitting area and shower room with toilet and wash basin.
Room 6, Nizar
A suite with king-size bed (approx. 7.0 x 2.5m excluding bathroom) with sitting area and bathroom with toilet and wash basin. Plus a private terrace, 7.0 x 2.25m

Riad Ksiba has a 1st class licence to operate from Marrakech's Tourism Authority
